Why plumber quotes vary so much across London

No UK city mixes housing stock like London. One landlord can hold a Victorian terrace in Hackney, a 1930s mansion-block flat in Kilburn, and a new-build apartment in Stratford. Each fails in its own way. The terrace, if it has been split into flats, usually shares a soil stack and supply pipework with the flat next door. The mansion block needs the building manager to shut off the water before anyone touches a riser. The new build is usually the simple one, until the block's service company gets involved.

Price follows the postcode too. London labour rates run roughly 15 to 25 percent above the UK average, and the gap is widest inside Zone 2. Parking, congestion and ULEZ-compliant vans all feed into the bill. Central London plumbers usually quote a parking allowance; outer-London plumbers usually do not. A leak is a distance problem before it is a plumbing problem

Cross-London traffic at peak hours can add an hour to a four-mile journey. That barely matters for a dripping tap. It matters enormously when water is coming through a ceiling. So we dispatch by distance: for inner-London postcodes (E, N, NW, SE, SW, W, WC and the City's EC codes) that usually means plumbers based in the same borough or an immediately adjacent one.

Outer-London postcodes (HA, UB, EN, RM, BR, CR, KT, TW) draw on a wider pool that spans the commute belt. Watford-based engineers often cover north-west London, and Kingston engineers often cover Richmond and Wandsworth. Every quote states the plumber's response-time commitment, so you can pick on attendance as well as price.

Tenanted flats: the flat below is the real cost

Most London rentals are flats, and in a converted house a leak rarely stays where it starts. Water tracks down through joists and shows up in the ceiling below, which can put you in front of a neighbour's insurer as well as your own tenant. Under Section 11 of the Landlord and Tenant Act 1985, the installations for water and sanitation are yours to keep in working order, and the clock starts the moment the tenant reports the problem. Where plumbing meets gas, and where it does not

Most plumbing repairs (taps, mixers, toilets, traps, radiator leaks, drains) are unregulated work. There is no Gas Safe or Part P equivalent for general plumbing. Two exceptions matter in London lets. Any work that touches the gas supply or a gas appliance, such as a boiler or gas water heater, must be done by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations 1998. And work on unvented hot-water cylinders requires G3 registration.
