A CP12 in London, without ringing round

The Landlord Gas Safety Record, still known to everyone as the CP12, is due every 12 months on every let property with gas. Under the Gas Safety (Installation and Use) Regulations 1998 you must keep each record for at least 2 years, give your tenant a copy within 28 days of the check, and give new tenants a copy before they move in. Only a Gas Safe registered engineer can carry out the check. Our guide to what a CP12 covers walks through the inspection itself.

FixQuotes turns the renewal into one task. Tell us the property's postcode and its gas appliances, and we send the job to Gas Safe registered engineers who already work in that part of London. You get three quotes for the same job, set out the same way, so you can choose on price and availability. It is free for landlords and letting agents; the winning engineer pays us. Our main gas safety certificate quotes page explains the service in full.

London stock, London gas checks

London's housing stock is the most varied in the UK, and the building changes what the visit involves. A Victorian terrace in Hackney let as flats can put several boilers and hobs behind one front door, and each let flat needs its own record. A 1930s mansion block flat in Kilburn often needs the building manager involved for access, which we flag in the job details so quotes account for it. A new-build apartment in Stratford is usually a single combi and the quickest visit of the three.

Access is a genuine cost driver in London. Engineers price in parking, congestion, and ULEZ-compliant vans, and London labour rates run roughly 15 to 25% above the UK average. When rates start higher, putting three prices for the same visit side by side matters more, not less.

Every borough, dispatched locally

We cover all 32 boroughs and the City of London. Inner-London postcodes (E, N, NW, SE, SW, W, WC and EC) usually draw engineers based in the same borough or one next door, which matters when your certificate expires soon. Outer-London postcodes (BR, CR, DA, EN, HA, IG, KT, RM, SM, TW and UB) draw on a wider pool that takes in the commute belt; Watford-based engineers often cover north-west London, for example. Our London coverage page has the full picture of trades and jobs across the capital.

If the property is a licensed HMO, the CP12 matters twice over. Around 20 London boroughs run mandatory or additional HMO licensing schemes, and holding a current gas safety record is part of staying licensed. The check itself is the same one: every landlord-owned gas appliance, plus the pipework and flues that serve them.

Batch your renewals across the portfolio

Many London landlords hold properties in more than one borough, each with its own renewal date. The regulations help here. You can have the check done up to 2 months before the existing record expires without losing the original anniversary date. That lets you pull several properties into the same engineer day, or the same week, instead of chasing a separate date for each one.

Autumn is the peak season as landlords renew before winter, so booking ahead of the rush gives engineers more room to compete on price. If you want to know what drives the price before your quotes arrive, our CP12 cost guide breaks down the main factors: appliance count, region, and access.

What’s in every quote

Every quote we return for this job type uses the same template, so the prices are easy to put side by side. You’ll see:

  • The engineer's Gas Safe registration number, checkable on gassaferegister.co.uk
  • Inspection of every landlord-owned gas appliance (boiler, hob, fire, water heater)
  • Gas tightness test, flue integrity check, standing and working pressure
  • The issued Landlord Gas Safety Record (CP12), usually emailed within 24 hours
  • An optional boiler service priced separately, so you can compare bundle and CP12-only
  • Any defects classified (immediately dangerous, at risk, or not to current standards)
  • Public liability insurance confirmation
  • Ex-VAT pricing plus access notes (parking, congestion zone, key pickup)

Gas Safe and verifying your engineer

Any work on natural gas or LPG appliances in a domestic property must be carried out by a Gas Safe registered engineer with the relevant categories on their card (CCN1 for core domestic work, CKR1 for cookers, CEN1 for central heating boilers). FixQuotes only sends gas jobs to engineers we have confirmed are currently registered with the relevant categories. Their registration number is in every quote, so you can cross-check it on the Gas Safe Register before authorising the visit.

Where works require legally regulated qualifications (for example Gas Safe registration for gas works, or Part P competence for fixed electrical work), users should verify the contractor's credentials directly before authorising the work.

Common questions

How much does a gas safety certificate cost in London?

Three things drive the price: the number of gas appliances, access (parking, congestion, and ULEZ zones add engineer time), and London labour rates sitting at the top of the UK range. Your three quotes show the actual market for your property. For the national picture, read our CP12 cost guide in the insights section.

Do you cover all London boroughs?

Yes. All 32 boroughs plus the City of London (EC postcodes). Inner-London jobs usually go to engineers in the same borough or one adjacent. Outer-London postcodes such as HA, UB, EN, RM, BR, CR, KT and TW draw on the commute belt as well.

My flat is in a mansion block. Does that change the visit?

Sometimes. Mansion blocks often need the building manager involved for access, and we flag that in the job details so engineers quote with it in mind. Tell us about any porter, key, or parking arrangements when you send the job.

I own several London properties with different CP12 dates. Can I line them up?

Yes. The check can be done up to 2 months before the current record expires without moving the anniversary date, so staggered renewals can be pulled into one engineer day. Send all the addresses in one go and say you want them batched.

Does an HMO in a licensing borough need a different certificate?

No, the record is the same. What changes is enforcement: boroughs with mandatory or additional HMO licensing expect to see a current gas safety record, so letting one lapse carries licensing risk on top of the usual offence under the 1998 regulations.
