Gas safety check due in London? Three CP12 quotes, one job.

The Landlord Gas Safety Record, still known to everyone as the CP12, is due every 12 months on every let property with gas. Under the Gas Safety (Installation and Use) Regulations 1998 you must keep each record for at least 2 years, give your tenant a copy within 28 days of the check, and give new tenants a copy before they move in. If the property is a licensed HMO, the CP12 matters twice over. Around 20 London boroughs run mandatory or additional HMO licensing schemes, and holding a current gas safety record is part of staying licensed. The check itself is the same one: every landlord-owned gas appliance, plus the pipework and flues that serve them.

Many London landlords hold properties in more than one borough, each with its own renewal date. The regulations help here. You can have the check done up to 2 months before the existing record expires without losing the original anniversary date. That lets you pull several properties into the same engineer day, or the same week, instead of chasing a separate date for each one.
