London's rental stock is the most varied in the UK, and the same landlord often holds several kinds at once: a Victorian terrace in Hackney, a 1930s mansion-block flat in Kilburn, a new-build apartment in Stratford. For an EICR, that means three different installations, three different inspection times, and three different access regimes, which is why a single flat price across a portfolio rarely reflects the real work.

The age of the stock shapes the report itself. Victorian and Edwardian properties in north and east London frequently have mixed-cable wiring, some PVC and some older rubber-insulated runs, and that extends the remedial scope an EICR uncovers. A 12-circuit Victorian conversion takes meaningfully longer to inspect than a 6-circuit new-build flat, because the regulations require 100% inspection of the fixed installation.

Defects come back coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation). Any C1 or C2 must be put right within 28 days, or sooner if the report says so. Borough-level dispatch, London-wide coverage

Part P in London: check the register before the visit

Fixed electrical work in domestic premises in England and Wales must be carried out under Part P of the Building Regulations. In practice, your London electrician should belong to a Competent Person Scheme: NICEIC, NAPIT, ELECSA, or equivalent. Membership lets them self-certify the work without involving the borough's Building Control team.
